Northwest Sherwood Park Area Concept Plan project
The Northwest Sherwood Park Area Concept (ACP) is proposed to encompass the area located north of Baseline Road and west of Sherwood Drive, as well as a portion of lands located south of Baseline Road and west of Broadmoor Boulevard, within the Sherwood Park.
The existing area is mostly businesses, with some open space, community services, and a small amount of housing. The new Northwest Sherwood Park ACP will continue to include a similar mix of uses.
The intent of the proposed Northwest Sherwood Park ACP project is to create an updated land use plan which will replace existing outdated documents. The plan intends to revise outdated information and update maps and visuals among other modernizations to align with existing context.
It will include relevant policies from existing plans and align with the Municipal Development Plan to show the current state of development and future opportunities.
The project will also include amendments to the Municipal Development Plan and the North of Lakeland Drive Area Concept Plan to align with the proposed Northwest Sherwood Park Area Concept Plan.

The Municipal Development Plan is the long term policy document that guides development over the next 20 years.

An Area Concept Plan (ACP) builds upon the objectives and policies of the Municipal Development Plan and provides more specific policy direction for existing and future development within an area that includes several sections of land.
An Area Structure Plan (ASP) is a statutory (legal) plan that establishes rules for future growth in an area. It outlines how a specific community or neighbourhood is to be developed.
Most of the Area Structure Plans (ASPs) and the Area Redevelopment Plan (ARP) for this area were created years ago and are now largely built out. Much of the information in these plans is outdated or no longer useful. Some of these plans have also been amended several times, impacting clarity and usability.
To address these items, the County is undertaking this internal project to reduce red tape for landowners and potential developers in the area. It will also provide clarity and consistency across the project area.
The proposed Area Concept Plan does not propose any changes to existing residential areas or zonings within the project boundary. The Plan’s intent is to maintain and carry forward relevant policies from existing plans.
