Most of the existing statutory planning documents within this area were adopted several years ago and have since been largely built out. As a result, much of the detail provided across these plans was outdated or no longer relevant. Additionally, some statutory planning documents have undergone multiple amendments which, in some cases, impacted usability. 

To address these items, the County completed this internal project. Existing statutory planning documents within the Northwest Sherwood Park ACP project area were replaced with a new ACP. The new ACP integrates updated information and addresses any inconsistencies. It aligns with existing infrastructure and development, current practices, legislation and County documents while preserving the core values and intent of the original ASPs and reflecting future land uses for municipal lands.  

An Area Structure Plan (ASP) is a statutory (legal) plan that establishes rules for future growth in an area. It outlines how a specific community or neighbourhood is to be developed.

Area Concept Plans are a general future land use concept that guides subsequent development plans, such as a local ASP.

The Municipal Development Plan is the long term policy document that guides development over the next 20 years.
