The Local Employment Area is a defined area of the County intended as a future rural industrial park located south of Highway 16, west of Range Road 222 and east of Highway 21. The CN rail line runs along the majority of the southern boundary of the area.
The majority of the Local Employment Area is currently zoned as AG - Agriculture General or RA – Rural Residential/Agriculture. Strathcona County proposed to add “Local Employment” as a new discretionary use and associated regulations to the Land Use Bylaw that allows for consideration of limited scale, low intensity transitional industrial developments on parcels that are 16.0 hectares or greater in size, zoned AG - Agriculture General or RA - Rural Residential/Agriculture, as well as on Lot B, Plan 2535RS within the Local Employment Area.
