15.29  DC 33 Direct Control zone

DC 33 DIRECT CONTROL ZONE

15.29(1)

Purpose

To establish a site specific Direct Control zone to accommodate a recreational motor sport vehicle sales, service and repair business (i.e. snowmobile/all terrain vehicles, water craft and motorcycles), demonstration area and related facilities.

15.29(2)

Area of Application

This zone shall apply to approximately 6.0 ha (14.8 ac) of property within part of NE 20-54-20-W4 as shown on the above map.

  Development Regulations

  1. (a) The maximum site coverage is 20% for the zone.
  2. (b) The maximum height is 10 m.
  3. (c) The minimum front yard is 20 m, provided that no front yard is less than 40 m from the centreline of a rural road.
  4. (d) The minimum setback is 6.0 m from a side yard.
  5. (e) The minimum setback is 6.0 m from a rear zone boundary.
15.29(6)

  Landscaping

  1. (a) Landscaping for the purpose of screening and buffering shall be provided to the satisfaction of the development officer and shall include substantial retention of existing natural trees on the site.
  2. (b) Landscaping shall be required on-site and shall provide screening and buffering for the purpose of protection from noise and visual appearance to the satisfaction of the development officer.
  3. (c) A detailed landscape plan, in consideration of the above regulations and the provisions of this bylaw, shall be submitted with a development permit application and to the satisfaction of the development officer.
15.29(7)

  Signs

  1. (a) All signs shall be at the discretion of the development officer in accordance with the provisions of section 10 regarding a Low Density Commercial zone, except that a freestanding sign with a maximum sign area of 8.0 m2 and a maximum height of 5.0 m may be considered by the development officer.
  2. (b) Portable signs are not permitted in this zone.
15.29(8)

  Other Regulations

  1. (a) Any outdoor storage of materials or goods related to an authorized development and use of the site shall be at the discretion of the development officer. Any outdoor storage shall not exceed an area of 1 % of the DC zone and shall be screened from adjacent properties to the satisfaction of the development officer.
  2. (b) Any outdoor use or activity, including any proposed demonstration and training related to sport recreation vehicles, shall be associated with an authorized development on the site and shall be at the discretion of the development officer
  3. (c) In addition to the regulations above, the listed uses are subject to the applicable regulations contained within the Land Use Bylaw, unless such regulation is specifically excluded or modified by the Direct Control zone.

Development Permits

  1. (a) A development officer shall consider and decide upon all development permit applications within this zone.
