15.23  DC 27 Direct Control zone

DC 27 DIRECT CONTROL ZONE

15.23(1)

Purpose

To establish a site specific Direct Control zone, in accordance with the Summerwood Area Structure Plan, that defines specific development guidelines for single detached residential development with detached garages.

15.23(2)

Area of Application

This zone shall apply to the SW-12-53-23-W4, as shown on the above map.

  Subdivision Regulations

  1. (a) The minimum lot area shall be 289 m2, except on corner lots it shall be 339 m2.
  2. (b) The minimum lot width shall be 8.5 m, except on corner lots it shall be 11.3 m.
  3. (c) The minimum site depth shall be 34 m unless the lot is located on the bulb of a cul-de-sac or a right angle corner, in which case a minimum lot depth shall be 30 m.

  General Development Regulations

  1. (a) The maximum total site coverage shall not exceed 45%.
  2. (b) Garages attached to the principal buildings shall not be permitted.
15.23(6)

  Development Regulations for Principal Buildings

  1. (a) The site coverage shall not exceed 35% for a principal building.
  2. (b) The minimum front yard shall be 4.6 m.
  3. (c) The minimum rear yard shall be 10 m.
  4. (d) The minimum side yard shall be 1.2 m, except it is 4 m from a flanking road.
  5. (e) The maximum height shall be 9.1 m.
  6. (f) The development permit application for the principal building shall include the construction of a hardsurfaced parking pad in accordance with the following:
    1. (i) The parking pad and access/driveway shall consist of cement.
    2. (ii) The minimum area shall be 36 m².
    3. (iii) The parking pad shall be cited in accordance with the requirements for garages (See the Development Regulations for Accessory Development in this zone).
    4. (iv) The parking pad shall include an electrical outlet.
    5. (v) Provision shall be made for a future garage on the parking pad.
    6. (vi) Site coverage shall not exceed 15% of the total area.
15.23(7)

  Development Regulations for Accessory Development

  1. (a) Accessory development shall adhere to the provisions of this bylaw, except for garages which shall adhere to the following:
    1. (i) Garages shall be detached in all cases.
    2. (ii) Garages shall conform to the principal dwelling with respect to colour, style and materials.
    3. (iii) The site coverage shall not exceed 15% or an area of 41 m².
    4. (iv) The minimum front yard shall be 18 m.
    5. (v) The minimum side yard shall be 1 m, except it is 4 m from a flanking road.
    6. (vi) The minimum rear yard shall be 2 m.
    7. (vii) The overhead door(s) of a garage shall face the lane.
15.23(8)

  Other Regulations

(a) In addition to the regulations above, the listed uses are subject to the applicable regulations contained within the Land Use Bylaw, unless such regulation is specifically excluded or modified by the Direct Control zone.

15.23(9)

  Development Permits

(a) A development officer shall consider and decide upon all development permit applications within this zone.
