Developer chosen for Centre in the Park

January 21, 2004

Strathcona County has chosen Christenson Developments Ltd. to develop the residential and commercial component of the Centre in the Park project in Sherwood Park. The formal agreement between the County and Christenson is expected to be completed within the next few weeks.

Centre in the Park is a mixed-use development that will include residential, retail, hotel and office uses integrated with public walkways, cultural facilities and civic amenities.

Christenson will oversee the residential component, and work with Western Asset Management to develop the commercial and retail features. The plans provide for 400 multiple family units, with construction expected to begin on the initial phase late in 2004.

The Centre in the Park site, consisting of 13 acres of County-owned land, presents a unique and exciting opportunity, says Mayor Vern Hartwell.

"We are very fortunate to have a greenfield site in the heart of our urban centre," he says. "This undeveloped parcel of land is surrounded by complementary amenities."

The project is being planned with a centralized heating system that will serve both the new development as well as existing buildings. Sustainable features to promote conservation and long-term value will be key to the project.

"We will reach sustainable targets for this innovative project through the work of a team representing the construction industry, developers and three levels of government," says Mayor Hartwell. "Centre in the Park will be one of the most efficient developments in all of Canada."

The entire project is expected to evolve over the next five- to seven-year period, and will attract over $100 million in investment.
